Partial side walls and back will have 1x8 horizontal Hardie cement fiber siding painted same as stucco as per plans. Bulder to select all colors.

Fencing: Side back and rear 6’ high fencing existing or new fencing included. Two gates in front, each side of house.

Front Door: $800.00 door unit builder’s cost door allowance. Selection by builder.

Front Door Hardware: Black handle set by Kwikset w/keyed dead bolt.

Front Porch: Unfinished concrete.

Rear deck: steel framework and railing painted black with Trex decking and stairs to ground.

Rear exterior door: French style double insulated glass with handles and lock to match front door.

Termite Warranty: Two-year written warranty.

Not included: Irrigation system, shrubs, plants, trees or grass of any type. With the exception, COSA requires the planting of two – 2” diameter live oak trees. Any existing trees to be trimmed prior to completion. Entire yard will be cleaned, prepared to drain properly and a light cover of topsoil included.

One year standard written builder’s warranty plus extended warranties on many manufactured goods.

Maple Cabinetry: Shaker white color vanity cabinets and self-closing hinges and drawers.

Showers: Ceramic tile with $3.00 per sf allowance for material at builder’s discounted price, un-framed shower enclosures, black single handle faucets and built in shampoo niches.

Toilets: White elongated, comfort height w/soft close hinge.

Lavatory Faucets: Brushed nickel four inch spread in main bath lavatories or $150.00 allowance (ea).
